"As American cities continue an upward trajectory toward reinvestment—one catalyzed by a growing population of people favoring concentration over sprawl—we are faced with the prospect of knowing thy neighbor a little better."  Camron Bridgford, one of Denver Infill's bloggers begins.  He starts by explaining how the benefits and attributes that make the cohousing community style more and more popular.  He then gives a great history of the structure, formally owned by Sisters of the Order of St. Francis.

Stout24 Groundbreaking

This past Wednesday, we celebrated the groundbreaking of Stout24 Rowhomes.  This is a 13-unit, affordable housing project located in the Curtis Park neighborhood in Central Denver designed by Kathy Parker with developer, The Morrison Group's Lynn Crist.  The units in this project were sold to income-qualifying families making 80% AMI to 120% AMI.  These units will be 3-story, two-bedroom homes with built-in garages and will reflect the eclectic characteristics of the historic Curtis Park Landmark District.

Mayor Hancock spoke during the ceremony congratulating developer Lynn Crist on a making a difference for many Denver families.  This project, like many others around the city, is helping Denver families that otherwise would not be able to own a home.

Pictured above: Mayor Hancock's speech, Kathy Parker discussing unit layout with future homeowners, the condition of the current site, and the Studio PBA team on this project (Kathy Parker, Desirae Zamora and Amir Abu-Jaber).

CBS Local covered the groundbreaking, see the article here: http://denver.cbslocal.com/2017/06/14/affordable-housing-denver-stout24/

Studio PBA Athletics Mid-Season Update

Work hard, play hard is a term used frequently around the office and it seems pretty literal when it comes to our athletics.  This year, we have a kickball team (Paul's Ball Army), a volleyball team (Bumps like a Truck) and three marathon relay teams that ran in the Colfax Marathon's Corporate Cup (Team PBA: Slow Down for What, The PBA Revit Crashers, PBA Rum Runners).  Here are our weekly recaps of how the teams are doing.

The Colfax Marathon relay teams all finished with great times and had a blast with every team finishing before their pre-race estimates.  The PBA Revit Crashers finished 2nd in the Construction/Engineering division winning $1,000 for our charity partner Food for Thought at last night's award ceremony.

PBA’s volleyball team (B.L.A.T.) rose above team Hot & Code (City of Denver). Out of the 4 games we got in before sundown, PBA was able to take 3 wins and steal the match. Game 2 was an intense back and forth, both teams were neck and neck. PBA rallied together with a bump, set, and incredible spike by Derek- which won us the game 27-25. Tadd & Bridget were a great tag team last night, pulling off some acrobatic moves to keep the ball in play.  Team B.L.A.T. continues to improve this season, showing strong potential for the upcoming mid-season tournament next Saturday June 24th at Washington Park.

Paul's Ball Army continued its magical sophomore season last night, but dropped the match against those pesky engineers from Anchor. Team Orange, despite not gaining a single lead in the game, had the largest turnout in the history of PBA’s beer-in-hand kickball!! The final score was 14-8, but Team Orange trailed 10-8 heading into the bottom of the inning when the game was called.  Paul's Ball Army is currently ranked 11th with a 3-4 record for the season.

Modera Observatory Park's Nearing Completion on Building 2

Modera Observatory Park has made strides since we last reported on its progress.  Building 2 is nearing completion with finishings and fixtures mostly completed throughout the building's units and common areas.  They have placed the exercise equipment in the fitness center and are finishing up the pool and outdoor social areas.  The leasing center is finished and functional with leasing in progress and move-ins expected to start mid-summer.  Check out the pictures below to catch a glimpse of this great project.  Building 1 is fast on its heels and the next update will most likely be a Grand Opening ceremony!  This project is located in the DU neighborhood.

Studio PBA Runs the Colfax Marathon Relay

Left to Right: Chris Fuller, Jill Reilly, Josh Grote, Desirae Zamora, Kathy Parker, Adam Acree, Seth Wealing, Derek Westby, Tearar Chan, Aaron Rule, Chris Vulcano, Gina Metge, John Payne and Rachel Bek.

Studio PBA had three relay teams (5 runners for each team) that competed in the Colfax Marathon Relay: The PBA Rum Runners, The PBA Revit Crashers and PBA: Slow Down for What.  This yearly PBA tradition had our biggest turnout for runners wanting to participate.

We thoroughly enjoy jumping pictures.

Bright and early at 6 am, Sunday morning runners took off from City Park toward Mile High Stadium with all three runners of the first leg finishing with faster times than expected.  Through multiple hand-offs throughout the city including Sloan's Lake, Lakewood and Mile High Stadium, all of the runners did an amazing job and once everyone crossed the finish line with all teams finishing ahead of our estimated times.  Good work everyone!

For the first time, we choose to run to benefit a nonprofit and we chose Food for Thought (http://foodforthoughtdenver.org/).  You can read more about our work with them in previous posts.  This was Food for Thought's first year of being involved as a charity partner with the Colfax Marathon.  We met the FFT team after the race and were greeted with lots of gratitude and awesome running shirts they gifted us.

We are still waiting on the final results to determine if our teams placed in the top 3 of the Construction/Engineering/Development category.  A top 3 finish would mean we would win funds for our charity partner.  Regardless of the outcome, we had a great time running and look forward to future races to come!

Leg 1 Runners: Kathy, Tearar & Seth

Parkside Aerial Images of Construction Moving Forward

The Parkside Apartment Project in Denver's Riverside neighborhood is going vertical and making lots of progress. We haven't given an update on this project since February when construction began on the underground parking structure.  I received these great drone aerials last week from Tyler Elick with developer Holland Partner Group.  You can see the Commons Park-facing project has completed the podium and are starting on the wood framing.  This project will be home to 161 residential units and an underground podium garage with 169 spaces and will sit on Little Raven and 19th.

In addition the other cranes covering the Denver skyline, you can see the cranes for one of our other projects, AMLI Riverfront Green in construction two parcels over in front of the Glass House.

Thank you Tyler and Holland Partner Group for sharing the fantastic images!

Construction Progress: The Wheatlands Apartments

The Wheatlands Apartments in Aurora are making strides.  This project has been under construction for some time now.  This project consists of 15 separate buildings, a clubhouse and parking garages.  The clubhouse can be seen below and has had the stone veneer completed, lighting installed and decorative finishes in place.  Four of the buildings currently have framing in progress through the second floor.  Two large parking garages recently had the slabs poured and will start framing soon.  This project is approximately 50% completed.

Volunteering with Food for Thought

Studio PBA has been making more of an effort in 2017 to get out and volunteer in the community.  We really enjoy giving back and have formed a solid relationship with one organization in particular, Food for Thought.  This organization packs food sacks for Denver Public Title I Elementary Schools.  These are students that live below the poverty line and may not have enough food to eat during the weekends, which is where Food for Thought comes in.  We pack simple bags of nutritional food or simple-to-prepare food that students at 13 Denver-area elementary schools are guaranteed every Friday.  Friday mornings throughout the school year, volunteers gather to assemble the sacks and sort them for delivery.  We have participated several times this year and will continue to.  We have also chosen Food for Thought as our charity to benefit for the Denver Colfax Marathon Relay.  Any funds we win by placing in the relay will go to benefit this charity.  Here are a few snaps from our last few volunteer opportunities.

Country Club Tower Tours with ULI Colorado

Desirae Zamora and Nikol Davis spent Thursday afternoon touring the Country Club Towers with the Urban Land of Institute Colorado.  This project recently topped out in March and our team members were lucky enough to be some of the first people to tour these two, 30-story buildings in West Wash Park that is set to open late summer.  This project offers sweeping view of downtown Denver, a 5th floor restaurant and bar open to the public and a pet spa with on-site grooming, boarding and dog park.  See below for some candid pics from the tour.
